  1. Confirmed energy price
  2. Prognosis for energy price

The energy price is based on the property's monthly consumption and the district heating energy price. The energy price changes every month and new prices are always updated on January 1 and July 1 for one year at a time.

During the update, we always provide the confirmed prices for the next six months and provide a price forecast for the following six months so that you always have a 12-month price visibility. Prices do not include VAT.

The energy price is based on the heat energy you use and its price. The more the property is heated and hot water is used, the more heating energy is consumed. The energy price is calculated by multiplying this consumption by the energy price for the current month.

The total price of district heating will increase by an estimated average of 0.5 percent from the year 2023.

Basic price from Jan 1, 2024

The basic price is a monthly fee primarily based on the property's usage capacity. The usage capacity is determined by the maximum daily average power consumption measured between October 1 and March 31 of the previous 36 months.

The basic price also takes into account the customer-specific energy efficiency effect, which is determined based on the average temperature of the district heating water returning from the property. If the coefficient is 1, it does not affect the basic price.

The basic price is reviewed once a year and the changes take effect on July 1.

Usage power Basic price per year (VAT 0%)
0–87 kW 74 €/kW*
87 kW 6 438 €
87–210 kW 55 €/kW
210 kW 13 203 €
210–650 kW 32 €/kW
650 kW 27 283 €
Yli 650 kW 24 €/kW

Example prices

Large 80-apartment building

The building area is about 6,700 m2. The energy used to heat the premises and domestic hot water annually is 600 MWh. The usage power is 180 kW and the energy efficiency effect is 1.00. In this case, district heating costs are:

• Basic price approximately 11,500 € /year
• Energy price on average 49,200 € /year
• Total charges on average 60,700 €/year

Prices are based on the 1.1.2024 price list (VAT 0%)

Energy efficiency effect

The basic price also takes into account the property-specific energy efficiency effect, which is determined based on the average value of hourly measurements taken between October 1 and March 31 of the previous 36 months for the return temperature of district heating water.

The energy efficiency effect is the coefficient used in the basic price calculation and varies between 0.7-1.6. For most properties, the coefficient is 1.00, which means that the average return temperature is between 35-45 °C. The effect of one degree on the energy efficiency effect is 0.02 between 20-35 °C and 0.03 between 45-60 °C.

Usage Power and Energy efficiency effect take into account 2 decimal places.

Usage power between 0 - 87 kW

Example: Usage power 50.00 kW and Energy efficiency effect 1.00

(50 kW * €74/kW) * 1.00 = € 3,700/year

Usage power between 87 - 210 kW

Example: Usage power 100.00 kW and Energy efficiency effect 1.10

[ € 6,438 + (100-87) kW * €55/kW ] * 1.10 = € 7,868/year

Usage power between 210 - 650 kW

Example: Usage power 500.00 kW and Energy efficiency effect 0.90

[ € 13,203 + (500-210) kW * €32/kW ] * 0.90 = € 20,235/year

Usage power over 650 kW

Example: Usage power 1000.00 kW and Energy efficiency effect 1.00

[ € 27,283 + (1000-650) kW * € 24/kW ] * 1.00 = € 35,683/year

Approximately 10-40% of a property's heat consumption is used for heating domestic hot water. The district heating bill shows the actual energy consumption in which the energy used for water heating is not separated. However, you can estimate the proportion of the payment used for heated hot water as follows:

If necessary, you can estimate the consumption of warm hot water by multiplying the hot water consumption by the general average of 0.4. Multiply the consumption of warm hot water (m³) by the average price of heating water, which is based on the average of Helen's energy prices €4.01/m³ (assuming that warm water is used evenly throughout the year, from the price list of 1.1.2024 of €69/MWh * 0.058MWh/m³). The price for 2023 was €4.09/m³. The estimated payment does not include value-added tax (VAT), and for payment including a 24% VAT, multiply the estimated payment by a factor of 1.24. The estimated payment does not take into account the basic fee of district heating.

The impact of warm hot water on the energy fee (VAT 0%) = hot water consumption (m³) * 0.4 * €4.01/m³

A separate sub-meter can also be installed in the property for warm domestic water, which provides accurate measurement data on the cost of warm domestic water.
